Following the UK government's decision to extend the no eviction ban by two months to the end of August 2020 to help tenants cope with a longer lockdown and slow recovery, it’s clear that both tenants and landlord are feeling the strain of the situation. Separate reports highlight that while searches for 'can my landlord evict me' have risen by over 50%, industry body the National Residential Landlords Agency (NRLA) is encouraging its members to write to the government to highlight the 'devastating consequences' some will will face as the result of the extended eviction ban.

Most tenancies end amicably. There are some, however, that cause issues for landlords and abandon their property. As a landlord, you must give 24 hour notice to a tenant before you visit your property no matter how much reason you have to believe your property is empty. It’s important to follow contract legality because it can come back to haunt you if you need to take legal action on a tenant. With the ongoing pandemic and lockdown rules, people are choosing to isolate with their families and vacating their rented properties. This is particularly high in the student market as they have no tie to the rented area and no definitive answer if they will or need to return. London Rents Decline by up to 15% as Demand Drops

Amid the ongoing uncertainty wrought by the coronavirus pandemic, reports suggest the average London rent has declined by between 10-15% and that's despite an increase in demand as lockdown measures are eased.
